This Privacy Policy (the "Policy") describes how SaferHome AI, LLC, a Florida limited liability company ("SaferHome," "we," "our," or "us"), collects, uses, discloses, retains, and protects information about you when you access or use the SaferHome.AI Resiliency Scorecard mobile application, the saferhome.ai website, and all related products, reports, and services (collectively, the "Services").

This Policy is incorporated by reference into our Terms and Conditions. By creating an account, installing the application, submitting information, or otherwise using the Services, you acknowledge that you have read and understood this Policy. If you do not agree, please do not use the Services.

We are committed to handling your information responsibly, in compliance with the Florida Information Protection Act of 2014 (Fla. Stat. § 501.171), the Florida Digital Bill of Rights (Fla. Stat. § 501.701 et seq.), the federal Children's Online Privacy Protection Act (COPPA), Section 5 of the Federal Trade Commission Act, and other applicable state and federal privacy laws.

1. SCOPE AND DEFINITIONS

This Policy applies to all individuals who interact with the Services, including registered account holders, prospective customers, and visitors to our website. “Personal Information” means information that identifies, relates to, describes, or could reasonably be linked, directly or indirectly, with a particular individual or household. Property-level information such as parcel identification numbers (“STRAP”), addresses, year built, and assessed value is generally a matter of public record under Chapter 119 of the Florida Statutes; however, when combined with your account or photographs, it is treated as Personal Information for purposes of this Policy.

2. INFORMATION YOU PROVIDE DIRECTLY

Account Information: name, email address, password (stored only in salted, hashed form), and any optional profile details you choose to add.

Property Information: the residential address you search or claim, the STRAP/parcel identifier, year built, square footage, evacuation zone, intake-questionnaire answers regarding roof, garage, windows, and other structural features.

Communications: questions, feedback, support requests, waitlist sign-ups, and any other content you send us via email, in-app messaging, or our website forms.

3. INFORMATION COLLECTED AUTOMATICALLY

Device and Technical Data: device model, operating system and version, unique device identifiers, mobile network information, screen resolution, time zone, and language preference.

Usage Data: screens viewed, features used, missions started or completed, taps and navigation events, dates and times of access, in-app errors, and crash diagnostics.

Approximate or Precise Location: when you grant location permission to enable the address-search and “current location” features, we may collect approximate (city/zip-level) or precise (GPS) location data. You may disable location access at any time in your device settings; doing so will limit certain Services.

Image Metadata: when you upload a photograph, we may process the embedded EXIF metadata (such as capture time and, where present, GPS coordinates) to help verify authenticity and timing.

Cookies and Similar Technologies: our website uses strictly necessary cookies and limited analytics cookies. The mobile application uses local secure storage (AsyncStorage and the device keychain) to remember your session and preferences. We do not use third-party advertising cookies or cross-site tracking pixels.

4. INFORMATION FROM THIRD-PARTY SOURCES

Public-Records Data: the Pinellas County Property Appraiser Office (PCPAO) GIS REST API and published CSV datasets supply parcel boundaries, year built, building characteristics, and assessed value.

Geospatial Data: the Open-Elevation API supplies elevation values for surge-ceiling calculations; FEMA flood-zone and storm-surge zone information is sourced from publicly available datasets.

Identity-Verification Service Providers: when applicable, we may receive a pass/fail result from a vendor that helps confirm property ownership or document authenticity.

5. HOW WE USE YOUR INFORMATION

We use the information we collect to:

  • create and maintain your account, authenticate you, and secure the Services;

  • generate your Home Fortification Score, Fortification Report, Upgrade Plan, OIR-B1-1802 readiness checklist, and other reports;

  • process upgrade verifications using artificial-intelligence vision models (see Section 6);

  • provide customer support, respond to your inquiries, and send transactional messages (password resets, security alerts, and material updates to these terms);

  • send optional product updates, hurricane-season reminders, mission tips, and marketing communications, only where permitted by law and subject to your ability to opt out;

  • monitor, troubleshoot, and improve the Services, including diagnosing crashes, measuring feature adoption, and validating model accuracy;

  • comply with legal obligations, enforce our Terms and Conditions, defend legal claims, and cooperate with lawful requests from government authorities;

  • create de-identified or aggregated data sets that cannot reasonably be used to identify you, which we may use for any lawful business purpose, including research, benchmarking, and product development.

6. ARTIFICIAL-INTELLIGENCE PROCESSING DISCLOSURE

The Services use third-party large-language and computer-vision models (currently provided by Anthropic, L.L.C.) to (i) verify that submitted photographs depict the structural feature claimed (e.g., hurricane straps, accordion shutters, garage-door bracing, roof condition), (ii) verify proof-of-ownership documents, and (iii) generate plain-English summaries and recommendations.

When we transmit your content to these AI providers, we do so under contractual terms that prohibit the provider from using the data to train its public models. AI outputs are probabilistic and may be inaccurate; final scoring decisions, mission credits, and report contents are produced by SaferHome systems and are not, by themselves, professional advice.

If you do not wish to have your photographs or documents processed by AI, please refrain from submitting them; certain Services (upgrade verification, ownership verification, Fortification Report) will be unavailable without such processing.

7. SHARING AND DISCLOSURE OF INFORMATION

Service Providers: we share information with vendors that perform services on our behalf under written confidentiality and data-protection terms, including cloud-hosting and database providers (e.g., Supabase, Railway), AI processors (Anthropic), email and notification providers, analytics and crash-reporting providers, and customer-support tools.

Authorized Recipients You Designate: when you generate a Fortification Report, request that a report be emailed to a buyer or insurance agent, or otherwise direct us to share content, we will share that content with the recipient you designate.

Legal Requirements: we may disclose information when we believe in good faith that disclosure is required by subpoena, court order, statute, regulation, or other valid legal process, or to investigate, prevent, or take action regarding suspected fraud, illegal activity, threats to safety, or violations of our Terms.

Business Transfers: in connection with a merger, acquisition, financing, reorganization, sale of all or substantially all of our assets, or bankruptcy, we may transfer your information to the successor entity, subject to commercially reasonable confidentiality protections.

With Your Consent: we may share information with any other party at your direction or with your express consent.

We do NOT sell your Personal Information for monetary consideration, and we do not engage in targeted-advertising sharing as those terms are defined under Florida or California law.

8. DATA RETENTION

We retain your account information for as long as your account remains active and for a reasonable period thereafter to comply with legal, tax, and accounting obligations, resolve disputes, and enforce our agreements.

Photographs, documents, and intake answers tied to a property are retained for the lifetime of the property profile so that you and authorized future users (e.g., a buyer who claims the same parcel) may benefit from prior verifications, unless you delete them sooner.

De-identified and aggregated data may be retained indefinitely.

You may delete your account and associated app data at any time directly from within the app, as described in Section 12.

9. DATA SECURITY

We implement administrative, technical, and physical safeguards designed to protect Personal Information from unauthorized access, use, alteration, or disclosure. These include encryption in transit (TLS 1.2 or higher), encryption at rest for sensitive fields, salted-and-hashed password storage, role-based access controls, audit logging, and least-privilege provisioning to our staff and contractors.

Despite these safeguards, no method of transmission or storage is one-hundred-percent secure, and we cannot guarantee absolute security. If we become aware of a breach of security of unencrypted Personal Information that affects you, we will notify you and any required regulators in accordance with the Florida Information Protection Act of 2014 (Fla. Stat. § 501.171) and other applicable laws.

10. CHILDREN'S PRIVACY

The Services are intended for adults aged eighteen (18) and over and are not directed to children under the age of thirteen (13). We do not knowingly collect Personal Information from children under thirteen. If we learn that we have inadvertently collected such information, we will delete it promptly. A parent or legal guardian who believes their child has provided us with Personal Information may contact us at [email protected].

11. YOUR PRIVACY RIGHTS AND CHOICES

Subject to applicable law and reasonable verification of your identity, you may have the right to: (a) request access to the Personal Information we hold about you; (b) request correction of inaccurate information; (c) request deletion of your information, subject to certain legal exceptions; (d) request a portable copy of your information in a commonly used electronic format; (e) opt out of marketing communications; and (f) opt out of certain processing activities, including profiling that produces legal or similarly significant effects.

The specific rights available to you depend on where you live and on whether SaferHome qualifies as a regulated entity under the applicable statute. Many U.S. consumer-privacy statutes apply only to businesses that exceed defined revenue, data-volume, or processing thresholds, and SaferHome will honor only those rights for which it is, in fact, a covered entity. The descriptions below are provided for transparency and do not, on their own, constitute an admission that any particular statute applies to us.

Florida residents: to the extent we are subject to the Florida Digital Bill of Rights (Fla. Stat. § 501.701 et seq.), you may exercise the rights it provides, including the right to opt out of the sale or sharing of Personal Information for targeted advertising. As stated in Section 7, we do not sell Personal Information or share it for cross-context behavioral advertising.

California residents: to the extent we are subject to the California Consumer Privacy Act, as amended by the California Privacy Rights Act, you may exercise the rights provided thereunder, including the right to know, to delete, to correct, to limit the use of sensitive Personal Information, to opt out of sale or sharing, and the right to non-discrimination for exercising those rights.

European Economic Area, United Kingdom, and Swiss residents: to the extent we are subject to the General Data Protection Regulation or equivalent laws, you may exercise the rights of access, rectification, erasure, restriction, portability, objection, and the right to lodge a complaint with a competent supervisory authority.

To exercise any of these rights, email [email protected] from the email address associated with your account, or use the in-app account deletion function described in Section 12. We will respond within the time frame required by the law that applies to your request. We may need to verify your identity before fulfilling certain requests.

12. ACCOUNT DELETION

You can delete your SaferHome.AI account directly from within the app by going to the Profile section and selecting Delete Account.

When you delete your account, we will permanently delete your account and the following associated app data from our systems:

  • saved properties and property profiles

  • generated Fortification Reports and Home Fortification Score history

  • uploaded insurance policy information

  • mission and upgrade verification history

  • profile and account data

Deletion is subject to any legal or compliance-based retention requirements. Certain de-identified or aggregated data derived from your account may be retained in accordance with Section 8.

13. MARKETING COMMUNICATIONS AND PUSH NOTIFICATIONS

We may send you transactional messages (e.g., security alerts) that you cannot opt out of without closing your account. Marketing emails include an “unsubscribe” link in the footer; push notifications can be disabled at any time in your device settings or in the app’s notification preferences.

We do not place telephone solicitation calls or send marketing SMS messages without prior express written consent in compliance with the federal Telephone Consumer Protection Act (47 U.S.C. § 227) and the Florida Telephone Solicitation Act (Fla. Stat. § 501.059).

14. COOKIES, ANALYTICS, AND TRACKING TECHNOLOGIES

Our website uses strictly necessary cookies for session management and limited first-party analytics cookies to measure aggregate site usage. We may use privacy-respecting analytics tools (such as those that strip IP addresses) to understand how visitors interact with our website.

Within the mobile application, we use anonymous crash-reporting and performance-monitoring SDKs (such as Sentry) to identify and fix bugs. We do not use advertising SDKs and we do not engage in cross-app tracking. Where applicable on iOS 14.5+, we will request your permission via the App Tracking Transparency framework before any activity that would constitute “tracking,” and the Services do not engage in such tracking by default.

15. INTERNATIONAL TRANSFERS

We are headquartered in the State of Florida, United States. If you access the Services from outside the United States, you understand and consent that your information will be transferred to, processed, and stored in the United States, where data-protection laws may differ from those of your jurisdiction. Where required by law, we implement appropriate safeguards such as Standard Contractual Clauses for transfers from the European Economic Area, United Kingdom, and Switzerland.

16. FLORIDA INFORMATION PROTECTION ACT NOTICE

We are committed to taking reasonable measures to protect Personal Information from unauthorized access, destruction, use, modification, or disclosure as required by Fla. Stat. § 501.171. In the event of a breach of security affecting five hundred (500) or more Florida residents, we will notify the Florida Department of Legal Affairs and affected individuals within the timelines required by that statute (generally not later than thirty (30) days after determination of the breach).

17. CHANGES TO THIS PRIVACY POLICY

We may update this Policy from time to time. The “Effective Date” at the top of this Policy indicates when it was last revised. Where reasonably practicable, material changes will be communicated to you by email, in-app notice, or other reasonable means in advance of their effective date, except where a shorter period or different method is required by law or is necessary to address a security concern. Your continued use of the Services after the effective date of any change constitutes your acceptance of the updated Policy.

18. THIRD-PARTY LINKS AND SERVICES

The Services may contain links to, or integrations with, third-party websites or services (including those of insurance carriers, contractors, and government agencies) that are not owned or controlled by SaferHome. We are not responsible for the privacy practices or content of those third parties. We encourage you to read the privacy policies of any third-party site or service you visit.

19. DO NOT TRACK AND OPT-OUT PREFERENCE SIGNALS

Our website does not currently respond to browser “Do Not Track” signals because no uniform industry standard for such signals has been adopted. To the extent we are subject to a law that requires us to honor the Global Privacy Control (GPC) signal or another recognized opt-out preference signal, we will do so. As stated in Section 7, we do not sell Personal Information or share it for cross-context behavioral advertising in any case.
